Dallas Ranked One of the Coolest Cities in U.S.

Forbes Magazine has ranked Dallas No. 4 in its list for "America's Coolest Cities To Live."

The magazine ranked the 65 largest Metropolitan Statistical Areas and Metropolitan Divisions in order to come up with it's list.  The ranking took job growth, population growth, number of entertainment options, amount of green space, the cost and number of outdoor activities, as well as the number of pro and college sports teams into consideration.

More Apartments Coming to Downtown Dallas

Redevelopment of the towers at 1907 Elm St. and 1900 Pacific Ave. in downtown is getting almost underway.

The two buildings will be combined into one large residential complex, providing about 350,000 square feet and 258 residential units.  In total, the whole project will cost about $45 million, with $10.3 million of tax increment financing district money added to the pot.

Job growth contributing to colossal apartment market

Renters scooped up 8,031 apartment units in the second quarter this year.  That's more than five times the 1,563 completed apartment units.  Apartment occupancy was 94.1 percent, up a full percentage point over the last quarter, according to data collected from Carrollton-based apartment analyst MPF Research.

Tips for winning an apartment in a landlord's market

Apartment vacancy rates are expected to fall below 5% this year, crossing a benchmark into what is often considered a "landlord's market," said Brad Doremus, senior analyst for Reis, a commercial real-estate research company. Nationally, the apartment vacancy rate is expected to fall to 4.6%  by the end of the year.
