Been Busy, But Here Is The First App Any Buyer, Seller, Renter and Realtor Needs On Their Smartphone

My sincerest apologies to everyone. It's been busy the last week or so in the world of Real Estate. I know y'all have been on edge about what Apps you should have on your Smartphone. So without further ado, Here you go!

No surprise here that the first App that you should get/need/want is, *COUGH* *COUGH* Drum roll please....REALTOR.COM, DUH!

This handy dandy little thing is probably the BEST (In my opinion) app for anybody who is looking to BUY, SELL or RENT. It's also a MUST HAVE for any Realtor! All you do is download this FREE app and BAM...your world is turned upside down.  How do they do it? I'll never know, but I am pretty sure It's like eating Wendy's french fries with their Frosty...it just works. So, what all can you do with this app your wondering? Well, lots of things!

1. When you first add the app to your phone it will ask you to "use your location"..do it! It is going to help you later on.

2. Once the app knows where you live, haha just kidding, it will use it to search the MLS for all the listings in the surrounding area...Um can we say GENIUS! You don't have to do any of the work. Especially if your with a client who wants to see other houses in the neighborhood and you don't have a computer right next to you too look it up! It's perfect!

3. Not only does it just show you houses in your location, but there are many ways to search for a home 1.) Search by address 2.) Search by city 3.) Search by zip code 4.)  Search by MLS number  5.) Search by nearby areas ( by miles)  and 6.) Search by "For Sale or "For Rent".

4. On homes for Sale/Rent it gives you price, square footage, number of bedrooms and baths, type of home, age of home, Property description/features, photos and a few more details. It's like looking up a house on MLS...but not.

5. It highlights new listings. Great for Realtors wanting potential buyers/renters to see a home they may have just put on to the market.

6. Not sure where the house is? No worries, there is a map on there that will show you where it is. It will also bring up other homes that are close in range. ***On every point pin you can touch it and it will bring up a small bubble to show you which house it is (with info on that home)***

7. Like the listing? It will save it for you! It will also show you any recently viewed home you have looked on the app just in case you forget ;)

8. Looking for an open house for the weekend? Go to their "Nearby Open Houses" section and it will bring up a list of homes in the area that will be holding an open house. It will list the time and date and again bring up all the information you would need on the house.

9. Renters it's great for you too! Check to see what rentals are going for in your desired area. It still gives you a great description on the property and you can still narrow the search down by price, and how many bedroom/baths you need.

Well guys,I know your mind has been totally blown by all this information I just gave you. But, I hope it helps you as well. So for your sake, your families sake and your homes sake, download the app!

SIDE NOTE: The only thing that I dislike about the app from a Realtor's standpoint is that it doesn't tell you if the house is "Active",  "Under Contract", "Pending" etc. So, if you can double check MLS to make sure it's still available to show your clients.
