Is your home photo ready?
Are you about to list your home? As you probably know, with most buyers doing a majority of their home searching online, great photos are more important now than ever. Your home may be just beautiful to walk into, and your decorating style just might be impeccable. This does not necessarily mean that it will look as good in photos, however. I thought I would list a few things you can do to get your home ready for the best possible photos to be taken.
First of all, try to establish what the demographic of the buyers you are targeting would be. Would your home best fit a young married couple, or is it better suited for a family with lots of little ones running around? This can help you decide what each room should display.
The next thing to do, is to remove all clutter and tidy up. Grab a box and do a walk-through of each room, putting away your kids toys, magazines, paper, etc. Replace all burnt out light bulbs, dust all surfaces, and don't leave your dishes in the sink! Marks on the wall can easily be removed using Mr. Clean Erasers (I have personal experience with these!).
Next, make repairs and touch ups. Even things that may look little to you, may make a huge difference to a buyer.
Remember that less is more in photographs. Remove unnecessary decor; this can look too busy in a photo.
Lastly, put the final touches by putting out fresh cut flowers and lighting candles. If possible, have the pictures taken when the sun is out- natural light can make a huge difference. Walk through your house and turn on all lights and open all blinds for the pictures. Ask your agent to have as many photos taken as possible- MLS in Dallas allows for up to 25 photos, so the more you can show the better.
